Keren shava is the main alternative to Spitzer; Directive 451 lists the payment method (Spitzer, equal principal, balloon) among the details of every offer. Because principal falls faster, total interest is lower.
The price is a high first payment. Since the payment-to-income test looks at the payment you start with, keren shava can stop you from qualifying for as large a loan, while it can suit borrowers whose income is high now and expected to stay so. Not every bank offers it on every track, so ask.
The pitfall is affordability at the start, when you are also paying rent, moving and furnishing. On indexed and variable tracks the payment changes anyway.
Example
₪1,000,000 at 4% over 25 years with equal principal: ₪3,333 of principal every month, a first payment of about ₪6,667 and a last payment of about ₪3,344. Total interest is about ₪501,700 against about ₪583,500 with Spitzer, ₪81,800 less, but the first month costs about ₪1,389 more.
